The challenge
The original bathroom had dated fixtures, failing grout, and poor ventilation in a roughly 45-square-foot condo bath. The building required insurance certificates, floor protection in common areas, and exhaust ducting tied to existing shaft paths. Keeping the toilet and shower drain locations avoided riser work and shortened board review compared with a full layout change.
