An unused lower level in an Upper East Side townhouse converted into functional living space — moisture mitigation, new flooring, recessed lighting, and custom doors and trim. Baran Renovation managed the full scope from assessment through final walkthrough.
The challenge
The raw basement had moisture intrusion at the foundation wall, low ceiling height, and outdated electrical that could not support a finished living area. Townhouse basement work in Manhattan requires careful sequencing of waterproofing before drywall, coordination with existing boiler and utility zones, and egress planning for habitable space. Limited street access for material delivery added logistics complexity.

The outcome
After moisture mitigation and new subfloor prep, the space received drywall, engineered hardwood flooring, a recessed lighting plan, and custom interior doors with updated trim throughout. Electrical was upgraded to support lighting and receptacles for a media and lounge area. The lower level now functions as usable living space rather than unfinished storage.
